The Selling Process
Here is a short summary of the processes involved in selling your home:
1. Details To Send
- We will initially gather all the information needed for the sale process, including:
- Acquire title deeds from mortgage lender.
- Completion of property information and a list of items included in the sale.
- Relevant documents to the sale (including guarantees, planning consent, etc).
2. Contract Details
The contract package is prepared by us and includes:
- draft contract
- title documentation
- the property information form
- the list of fixtures and fittings
The contract package will be sent to the buyer’s solicitor. At this time, the buyer’s lawyer may raise any other necessary enquiries.
3. Exchanging
After the contracts have been signed, they will be exchanged between your solicitor and the buyer’s solicitor. Now both you and the buyer are legally committed to the transaction.
4. Mortgage Transfer
All of the details of your mortgage will be outlined for you in a financial statement prepared by us.
5. Completion
At this stage, the funds are electronically transferred from the buyer’s lawyer to us. All outstanding mortgage costs and legal fees will be paid, with the remaining funds being transferred to you. We hand over the keys to the new property owners and ensure the property is vacant.
